Township of King

King City real estate: homes, condos and neighbourhoods.

King City is the largest community in the Township of King, York Region, about 40 kilometres north of Toronto, with 8,396 residents in the 2021 census. Set among rolling hills and forests on the southern slope of the Oak Ridges Moraine, it is one of the GTA's best-known places for estate homes and country living.

Real estate here ranges from homes and townhomes in the village to custom estates on large lots and farms and equestrian properties in the surrounding countryside. King City GO station on the Barrie line and Highway 400 keep Toronto within reach, while much of the land around the village is protected.

Neighbourhoods in King City

  • King City village. Homes close to shops, schools and the GO station, ideal if you want space without being remote.
  • Estate properties. Custom homes on larger lots in the surrounding hills, many with mature trees, privacy and room for amenities.
  • Country and equestrian properties. Farms and properties with stables across the township, reflecting King's horse-country tradition.
  • Nearby: Nobleton and Schomberg. Smaller communities in King Township with their own village character.

Types of homes in King City

  • Village homes. Detached homes on residential streets in and around the village, from established homes to newer builds.
  • Townhomes and smaller homes. A limited supply in and near the village, popular with downsizers who want to stay in King.
  • Estate homes. Large custom homes on private lots, often with pools, gardens and long driveways.
  • Farms and country properties. Acreage, hobby farms and equestrian properties across the township, many outside the village's services.

Buying in King City: what to check

  • Ask whether the home is on municipal water and sewer or a well and septic system; for private systems, test the water and inspect the septic.
  • Much of King is within the Oak Ridges Moraine and the Greenbelt, so additions, new buildings and severances can be restricted; check before you buy.
  • Ask about internet options and winter commute times, which vary more on country properties.
  • Get pre-approved before you start, so you know your budget and can move quickly when the right home comes up.
  • For a house, semi or freehold townhome, book a home inspection and ask about the age of the roof, furnace, air conditioner and windows, and any signs of past water in the basement.
  • For a condo or condo townhouse, have the status certificate reviewed by a lawyer: it shows the reserve fund, any special assessments, the budget and the rules, including rental and pet policies.
  • Budget for costs beyond the mortgage: property tax, utilities, maintenance or condo fees, insurance and closing costs.

Only Ontario's land transfer tax applies here, which can save thousands compared with buying in the City of Toronto. Use the buyer's guide calculator to estimate yours.

Selling in King City

  • Price against recent sales of the same type of property nearby: detached, semi, townhome and condo values move differently, and an area average mixes them together.
  • Fix the small things buyers notice first: paint, lighting, hardware, and a clean, uncluttered space; for houses, also the front garden and garage.
  • Gather paperwork early: receipts for major updates on a house, or the status certificate and parking and locker details for a condo.
  • Professional photography, video and a floor plan help buyers understand the layout before they visit, which brings more serious showings.

Renting and investing in King City

King City's rental market is small, and most demand is for houses from families relocating or trying the area before buying. Farms and country properties can sometimes be leased in part, but zoning, land protections and agricultural rules apply. For most investors, the opportunity here is long-term land and property value rather than monthly cash flow. See the investor's guide or the renter's guide.

Who King City suits

King City suits buyers who want privacy, space and a quieter pace of life without giving up access to Toronto. It appeals to families drawn by private schools, buyers who want a custom estate or room for a pool and gardens, and equestrian buyers looking for land and stables. It is also popular with downsizers who want to stay in the countryside, and with buyers from Vaughan and Toronto who want more land for their money. Country properties take more care than a city home, so it helps to understand wells, septic systems, land rules and commuting before you commit.

How I can help in King City

Whether you are buying, selling, renting or investing, I start with a short call to understand your goals, timing and budget. For buyers, I shortlist the right neighbourhoods and property types, review recent comparable sales before you make an offer, and negotiate the price and conditions. For sellers, I prepare a detailed pricing analysis, plan the preparation and marketing, and handle offers through to closing. For landlords and tenants, I help price, market and screen, or find the right rental.

Living in King City

Residents enjoy trails, forests and the countryside, while private schools such as The Country Day School and St. Thomas of Villanova College draw families. The village offers everyday shopping, with larger centres in Vaughan, Aurora and Newmarket a short drive away.
