The GTA Home Seller's Guide

How to prepare, price and sell your home, a checklist to stay on track, and a net proceeds estimator.

Step by step

The process, in 8 steps.

  1. 1

    Get a professional valuation

A written opinion of value based on recent comparable sales, condition and current demand is the foundation of every decision that follows.

  2. 2

    Prepare the home

Declutter, deep clean, take care of small repairs and paint where needed. Some sellers order a pre-listing inspection so there are no surprises.

  3. 3

Choose your pricing and launch strategy

Decide between a set offer date and accepting offers any time, and between a full public launch and discreet marketing to qualified buyers.

  4. 4

    Market the home

Professional photography, video and floor plans, a strong MLS® listing, social media and targeted outreach to buyers and agents.

  5. 5

    Showings and open houses

Showings by appointment, with feedback after each one so we can adjust if needed.

  6. 6

    Review offers and negotiate

Compare offers on price, deposit, conditions and closing date, not price alone, then negotiate the best overall terms.

  7. 7

    Conditions and firm sale

The buyer works through their conditions by the agreed deadlines. When they are waived, the sale is firm.

  8. 8

    Closing

Your lawyer pays out your mortgage and sends you the balance. Leave the home clean, with keys, remotes and manuals, and the deal is done.

Good to know

Common questions.

When is the best time to sell?

Spring and early fall are traditionally busy, but the right time is when your home and your next move are ready. Fewer listings can mean less competition in slower months.

Should I buy or sell first?

Selling first gives certainty about your budget; buying first secures your next home. We'll map out both, including bridge financing, before you decide.

Next step

Every move is different. Send me a few details and I'll reply personally with a plan for your situation: timing, costs and the steps that matter most for you.

Over the course of just three weeks, we looked at 30 homes, and Alexey never missed a beat. … He made what could have been a stressful experience feel organized and manageable. … We couldn’t have asked for a better agent.

We bought a new house with Alexey and had to sell ours in a short time frame in a challenging market. Alexey has used various marketing techniques to get the maximum exposure for our property and we succeeded and successfully sold our home on time!

Nicholai D · Sold in Kleinburg · Summer 2025
★★★★★

Even though I was out of town and travelling for work during our search, Alexey would work very hard to visit units on my behalf on short notice (even visiting multiple units per day). … This turned a potentially stressful situation into a very smooth and easy process.

He is so enthusiastic to do OPEN HOUSE until you sell your house. Even on a long weekend. Another good trait that he has is he will reply to your message anytime of the time within few minutes. And if you have kids, he will take care of them while you’re viewing the house, he will guard the stairs to safeguard them. Highly recommended
