Neighbourhood guides

Where I work most often.

I serve all of Toronto and the GTA. These are the areas I know best, from where I grew up to where my clients most often buy.

How to choose where to live

The right area depends on how you live: your commute, schools, the type of home you want and your budget. A few things I help every client weigh:

  • Toronto or just outside it? Buying inside the City of Toronto means a second, municipal land transfer tax, with higher rates on homes over $3 million. Vaughan, Mississauga, Oakville, Richmond Hill and King City pay only Ontario's tax.
  • Space or walkability? Kleinburg, King City and Lorne Park offer larger lots and privacy. Forest Hill, High Park, Port Credit and Old Oakville let you walk to shops and transit.
  • Commute. Subway access in Toronto and at Vaughan Metropolitan Centre, GO train lines across the region, and highways such as the 400, 401, 404, 407, 427 and QEW all shape daily life.
  • Schools. Boundaries change as neighbourhoods grow, so I always confirm the current school for a specific address with the board.

The areas at a glance

  • Toronto: luxury Forest Hill and the Bridle Path, family-friendly High Park, and Etobicoke's Kingsway.
  • Vaughan: where I grew up, from estate homes in Kleinburg to established Woodbridge streets.
  • Mississauga: lakeside Lorne Park and Port Credit, plus family neighbourhoods and city-centre condos.
  • Oakville: heritage Old Oakville by the lake and family favourite Glen Abbey.
  • Richmond Hill: school-focused family neighbourhoods from Mill Pond to Oak Ridges.
  • King City: estate homes and country properties on the Oak Ridges Moraine.
