Leasing a property in Ontario: what landlords need to know

The standard lease, deposits and tenant screening, explained for landlords renting out a home or condo.

Renting out a property in Ontario comes with clear rules. Getting them right from the start protects both you and your tenant.

Use the Ontario Standard Lease

Most private residential tenancies in Ontario must use the province's Standard Form of Lease, which sets out the rent, deposit, services and rules in plain language.

Deposits

Landlords can generally collect a rent deposit of no more than one month's rent, applied to the last month of the tenancy. A refundable key deposit is also allowed. Damage deposits are not.

Screening tenants

Typical screening includes a rental application, credit report, employment and income verification, and references from previous landlords, applied consistently to every applicant.
